Pajtoni Residence

Concept

Pajtoni Residence is a residential and service urban development located at the entrance of Tirana, along Kastriotët Street, one of the city’s most strategic nodes, near the National Transport Terminal and the junction of the main national roads.

The project represents a multifunctional and self-sustainable urban neighborhood, entirely free of car traffic on the ground level, combining housing, offices, retail services, public spaces, and integrated greenery.

Building Structure

  • Phase I – 5 buildings, 14–19 floors, 63,259 m² built-up area + 36,245 m² underground parking
  • Phase II – 3 buildings, 14–15 floors, 40,979 m² built-up area + 22,104 m² underground parking
  • Phase III – 3 buildings, 24–30 floors, 50,537 m² built-up area + 14,576 m² underground parking

Facilities

Pajtoni Residence is designed as a multifunctional urban unit that includes:

  • Supermarket, pharmacy, bank, café, and daily services on the ground floor.
  • Flexible, modern office spaces on floors 1–4.
  • High-standard apartments from the 5th floor upwards.
  • A green platform on the 5th floor (community park with walking paths, rest areas, children’s activities, and light fitness).
  • Terraces and balconies with integrated greenery.
  • Three levels of underground parking with large capacity, EV charging stations, and areas for bicycles/scooters.
  • Modern technical infrastructure: smart lighting, waste management system, solar panels, water and ventilation control systems.
