Pajtoni Residence
Concept
Pajtoni Residence is a residential and service urban development located at the entrance of Tirana, along Kastriotët Street, one of the city’s most strategic nodes, near the National Transport Terminal and the junction of the main national roads.
The project represents a multifunctional and self-sustainable urban neighborhood, entirely free of car traffic on the ground level, combining housing, offices, retail services, public spaces, and integrated greenery.

Building Structure
- Phase I: 5 buildings, 14–19 floors
- Phase II: 3 buildings, 14–15 floors
- Phase III: 3 buildings, 21–30 floors
- Total: 12 high-rise buildings
Facilities
Pajtoni Residence is designed as a multifunctional urban complex that includes:
- High-standard apartments starting from the 2nd up to the 30th floor.
- A recreational public space on the 5th floor a community park featuring walking paths, relaxation areas, children’s activity zones, light fitness, and service facilities.
- Service and office areas flexible and modern workspaces located on the ground floor, first floor, and level -1, featuring an internal courtyard with natural light.
- Three levels of underground parking meeting all residential needs, with electric vehicle charging stations and dedicated spaces for bicycles and scooters.
- Modern technical infrastructure: intelligent lighting, waste management system, solar panels, water system, and controlled ventilation.
Key Features
- Contemporary architecture with ventilated façades, triple-glazed windows, thermal/acoustic insulation, and green balconies.
- Car-free ground level, with circulation dedicated to pedestrians and alternative mobility.
- Green spaces at every level – from pedestrian courtyards to rooftops.
- Sustainability according to Eurocode standards: energy efficiency, integrated water and waste management, and eco-friendly materials.
Vision
Pajtoni Residence is envisioned as the new urban epicenter at the entrance of Tirana, setting new standards for:
- a car-free urban lifestyle,
- greenery integrated at every level,
- a balanced combination of living, working, and recreation within one complex,
- creating a modern and functional community.
This project represents not only a physical development but also a new philosophy of urban living in Albania.
